INFORMATION

The project has been executed with the purpose of creating a new manufacturing plant for ready-made foods, salads & canned foods that meet the highest European and global standards in the food industry.

The building was constructed on the territory of Gara Elin Pelin, part of the Elin Pelin municipality located in the Sofia region. It is part of the development of Industrial Park Sofia East (IPSE), serving the country’s main international transport corridors and the main arteries of the capital.

The plant has been built on a parcel of 20 133 sq. m., has a total built-up area of 9 433.87 sq. m., and is bordered by three streets – to the east, north and west. A 110 kV overhead power line passes along its southern border. The line was reconstructed in 2009 by the contractors NEK AD and IPSI AD.

The plant comprises of a single-storey building constructed at the center of the terrain and encircled by alleys (streets) that allow one-way traffic of heavy trucks and internal electric transport.

It comprises of production, technological, servicing and administrative zones that serve the functional requirements of the facility.

The number of full-time employees is 95, including a total of 15 administrative personnel.

The building has its own water reservoir, which contains 3 water tanks, each with a capacity of 100m3, allowing for continuous 24-hour production.

The plant’s operations are facilitated by a centralized compressed air system that supplies the various machinery and equipment.

The electrical supply of the plant is provided by a 2MW power station that has been built on-site using ABB "EcoDesign"-type transformers that ensure reduced operating losses in accordance with the requirements of the respective European directives.

The building has been constructed using the most up-to-date building material solutions and in accordance with requirements set forth by Bulgarian Food Law and Regulation 1 from 26.01.2016, Good Manufacturing Practices (relating to good hygienic, laboratory and microbiological practices), and EU Regulation No 852/2004 of the European Parliament and of the Council of 29 April 2004. Some examples include: walls and ceilings built using thermo-panels that allow wet cleaning; thermal panels with a fire safety rating of EI 120 minutes used in fire-hazard areas; segmented, thermally insulated, single and double leaf swing doors and speed doors with an access control system;  loading docks with rubber sleeves that improve the energy efficiency of the building; scissor-type dock levelers for optimized loading and unloading; 100% LED-based lighting across the plant; SIKA acid-resistant flooring in all corridors and sanitary and production premises; ABB-equipped factory power systems; Legrand switches & sockets; a video surveillance system that combines security and control functions.

In addition to the above, the plant has a contemporary on-site filtration installation with remote monitoring and control, making the building autonomous in respect to waste water.
